Newil&Bau launches a new generation of smart homes – over 1,000 new apartments, with the first projects in Tapiola, Lauttasaari and Herttoniemi

Newil&Bau is launching its new Gen2 concept, redefining modern residential development. Over 1,000 smart homes are planned for the Helsinki metropolitan area, combining high-quality architecture, design, personalization, services, and digital solutions to reshape the standard of living. 
 

Newil&Bau’s goal is to develop Europe’s leading residential product, designed to scale internationally in the future. The new Gen2 concept brings together the best elements of Newil&Bau and Auratum Asunnot, built on high-quality standards: refined architecture, carefully considered design, and sustainable construction. At the core of the new living experience is smart technology, bringing home controls, services, and shared building spaces together in a single mobile application. 
 

“Architecture and design have always been at the core of what we do. With Gen2 homes, intelligence becomes a natural extension of them, making everyday living smoother and easier. People spend most of their time at home, so it should be a place where you can focus on living rather than managing technology across different apps,” says Petri Ylivuori, founder and CEO of Newil&Bau. 
 

“We have brought the key functions of the home into one easy-to-use N&B app, where intelligence works quietly in the background: doors open with a phone, and lighting, curtains, and temperature can all be controlled from the same place, while the app tracks energy use automatically. Not everything should be digital – technology should remove complexity from everyday life, not add to it,” Ylivuori continues. 
 

The smart solutions extend from individual apartments to the entire residential community and everyday services. The N&B app acts as the interface for the home, allowing residents to manage their apartment, control shared spaces, and book and pay for services. Through the app, residents can reserve amenities such as the sauna, gym, lounge, remote working areas, or shared bicycles. In addition to bookings, the platform allows users to purchase everyday services such as installation help or cleaning. The aim is to continuously expand the range of useful services available within the same platform. In the future, artificial intelligence may further enable more personalized living experiences. 

 


 

Gen 2 takes home personalization to a new level

A central part of Gen2 smart homes is personalization, allowing each home to be tailored with over one billion possible combinations. In the easy-to-use digital N&B Studio, customers make 22 selections, ranging from interior styles to kitchen and bathroom details, balcony furnishings, and smart features. All options are priced in advance, providing full transparency on how each choice affects the total apartment price.

 

Residents can define the overall look of their home, select flooring materials and storage solutions, choose kitchen styles and appliances, and customize bathroom tiles, fixtures, and details. Additional features include app-controlled cooling, automated lighting and curtains, and keyless entry. Optional upgrades include breakfast or wine cabinets, balcony equipment packages, and a designated indoor bicycle parking space with frame locking. 

 

Materials and design options can also be explored in a physical N&B showroom opening in May 2026. 

 

“This gives homebuyers a clear, transparent, and effortless way to create an architect-designed, personalized new home without complicated modification processes or unclear costs,” says Petri Ylivuori. 

 

 

First Gen2 projects in Lauttasaari, Tapiola and Herttoniemi

Newil & Bau currently has a development pipeline of over 1,000 apartments in the Helsinki metropolitan area together with several capital partners. Most recently, the company announced a joint venture with Urban Partners, a leading Nordic real estate investor. Newil & Bau’s business model is based on collaboration with capital partners, enabling the simultaneous development of multiple projects and scalable growth.

 

The first Gen2 projects will be launched for sale and begin construction in Lauttasaari, Tapiola, and Herttoniemi in autumn 2026. Additional projects are planned in other parts of Helsinki, Espoo, and Turku. 

 

“Our goal is to scale this business model internationally in the future together with both local and global capital partners,” says Petri Ylivuori. 

 

All Gen2 developments emphasize low-carbon construction by utilizing renewable energy, recycled materials, low-carbon solutions, and predictive building technology. The Herttoniemi project aims to achieve the highest LEED Platinum environmental certification in line with the EU taxonomy.
